This is the conclusion of a recent study by the real estate specialist W\u00fcest Partner. According to the study, the ongoing boom in online retail, more resilient supply chains, and the reshoring of industrial value creation to Europe are driving a sustainably increasing demand for corresponding spaces.<\/p>\n
While industrial and logistics properties currently account for only a small share of institutional real estate portfolios in Switzerland, W\u00fcest Partner sees significant growth potential. In international comparison, Switzerland lags significantly behind established markets such as Germany, Italy, or the United Kingdom.<\/p>\n
The logistics sector is developing particularly dynamically: Employment in warehousing has increased by around 25 percent over the past ten years. At the same time, the supply of suitable spaces remains tight. The supply rate has been at a very low level for years, which is increasingly reflected in rising rents. Especially in the economic centers of Zurich and Geneva, the peak rents for logistics spaces are now among the highest in Europe.<\/p>\n
From an investor’s perspective, the segment also appears attractive. Swiss industrial and logistics properties achieved above-average stable net cash flow returns between 2016 and 2025, proving to be a resilient asset class. In Europe, higher value increases were achieved, albeit with greater fluctuations.<\/p>\n

Regionally, industrial and logistics locations in Switzerland are concentrated in the major economic centers of Zurich, Basel, Bern, and Geneva, as well as along important transport corridors. At the European level, Germany and the logistics area of Rotterdam\u2013Antwerp\u2013Ruhr remain leading, while Central and Eastern European locations such as Warsaw, Prague, and Budapest are gaining in importance.<\/p>\n
For the coming years, W\u00fcest Partner expects a continued positive development. In addition to the further growth of online retail, automation, robotics, and artificial intelligence will particularly increase the demand for modern, technologically advanced industrial and logistics buildings.<\/p>\n
